PRESTIGIOUS OFFICE BUILDING IN THE HEART OF THE WEST END

Adjacent to the RAC Club in St James’, a location regarded as one of London’s finest areas, 100 Pall Mall is a prestigious office building spanning across eight floors. The building offers a range of conventional offices to tenants including CapVest, DP9 and KKR. It also incorporates high spec workspaces such as virtual offices, co-working areas and meeting room hire, providing an environment where businesses can thrive.

Having undergone a comprehensive refurbishment in 2014, the building’s historic features including the marble entrance hall have been restored, as well as the addition of new lift halls and lavatories.  The building also incorporates a private residential penthouse and basement car park.

Hemlow were originally awarded the contract in 2018, prior to the building being acquired in 2019 by private high net worth investors, as part of a long-term investment strategy. Since then, we have been working closely with appointed managing agents, Metrus, to provide a high quality service.

Examples of improvements have been:

  • Proactive management – always providing guidance to the client along with a fast response to any audit actions.
  • Ensuring compliance with legislation – Installing a Refrigerant Leak Detection system in the Basement chillers, to ensure F Gas regulations are met.
  • Optimising equipment run times – Including the installation of sensors in the ventilation systems which have reduced run times, as well as saving energy.
  • Delivering excellent response times – Quickly solving any problems that have arisen during extreme weather, such as floods.

 

Metrus’ hands on approach, along with their outstanding customer service team has enabled a closely managed service, benefitting all stakeholders. We’ve aligned ourselves with Metrus, in order to improve efficiencies, and maintain the high standards of quality maintenance.
