The Bower

Taking care of a trophy asset

The Bower is a landmark quarter for Old Street. Its beautifully designed buildings provide a contemporary community workspace for innovative business start-ups and major names in the creative and corporate sectors. This modern development of refurbished and new buildings consists of light, high-quality offices; a social communal hub for tenants; and a mews ‘street’ of vibrant restaurants, cafes and bars.

For over a year, Hemlow has been maintaining the M&E systems at The Warehouse – a 1960’s building that’s been refurbished but retained its period features with a nod to its industrial heritage. Now, after its recent completion, we are mobilising the contract for The Tower – a striking new landmark building offering flexible office space for dynamic occupiers such as WeWork, one of the pioneers of co-sharing workspaces.  We’re currently providing an interim contract to retain warranties before the contract goes live at the beginning of 2019.

Working closely with our client Ashdown Phillips & Partners as an extension of their FM team, we’re making sure this trophy asset works for both investors and tenants alike.

The services that we provide:
A contract manager-led team, which has doubled in size since the beginning of the contract, has further developed the established client relationship. A director is involved to help shape the contract as the buildings develop before the contract moves forward to focus on areas like energy efficiency.
  • PPM regime for all M&E services
  • Assistance with the transitions of the buildings from construction phase through to tenant occupied spaces
  • Dedicated, resident two man team with specific personal development plans tailored to accommodate the contract needs and growth.
  • Managing eLogbooks to provide more efficient M&E maintenance reporting for the client.
  • Tenant maintenance support covering base build equipment and additional equipment installed to suit their requirements. Awareness of tenants' out of hours events and deliver best service as required.
  • Provide M&E related training to client's team and client arranged tenant training.

Two separate but adjoined buildings with a wide range of M&E equipment including cooling towers, centrifugal chillers, HV electrical and complex control systems.
