Based in Marylebone this London property is steeped in history. The plot was originally the home to English writer Charles Dickens before it was demolished and turned into an office block in the late 50’s. Evidence of its history can be seen from the sculptured panel on the side of the building featuring characters from his six principal works.

Hemlow has been awarded the project contract as part of a larger portfolio for the client Lazari Investments. The project involves a landlord upgrade and a tenant fit-out on all mechanical services.

Services in this contract will include an HVAC plant replacement and a controls BMS system upgrade. We are working closely with the client to ensure the refurbishment of this London property is carried out with minimal disruption to the tenants, with the main tenant occupying the building being the NHS.

In order to achieve this we identified a dedicated team to provide the client and professional consulting team with solid lines of communication throughout.

The services that we will provide

As the main mechanical contractor for the project we are responsible for replacing the following equipment:

  • 3 x new inverter driven AHU’s
  • Chiller & heating plant with variable refrigerant flow condensers (VRF)
  • Replacement water fan coil units with VRF fan coils
  • Drainage & domestics services
  • Integrated BMS controls system

Hemlow will be carrying out 3 mobile crane lifts throughout the course of the project with an estimated completion date of December 2019.
