As the landlord upgrade and tenant fit-out on all mechanical services progresses at Ferguson House, Marleybone, several NHS staff, the main tenant occupier, have been able to move into the completed floors and experience the new facilities.
Hemlow have been working closely with the client to ensure minimum disruption to the tenant throughout the contract and to ensure any teething problems are dealt with and solved effectively and efficiently. With there being 7 floors overall requiring refurbishment Hemlow have been isolating the works to each floor so that tenants are able to remain in the building throughout.
Tenants on the 3rd floor are the first to move into their newly refurbished surroundings and are now able to benefit from a spacious open plan office which also includes 5 private offices, modernised and expanded bathroom facilities, as well as a new shower block feature. A new modern kitchen/seating area also provides employees with a great breakout space to take time away from their desks.
As well as the works inside the building Hemlow worked to remove the existing chiller & water cooled system and installed condenser units for Variable Refrigerant Flow system (VRF) to all floors. During these works Hemlow maintained cooling to the existing occupied floor levels with temporary chillers to avoid the need for any shut down time. Mobile crane lifts were conducted to lift and remove 3 air handling units providing the building with conditioned air.
As works continue on the other floors, Hemlow continue to work closely with the client to keep good communication lines to ensure timescales are adhered to and with the tenant to ensure they settle in as smoothly as possible.
