We know the importance of having expert M&E support on site every day. It’s especially important for flagship or critical buildings where you need to know that if you have an M&E issue, there’s a skilled engineer on hand to deal with it right away.
We work hard to really understand the exact needs of your building and develop a maintenance team and strategy that’s right for you. At the start of every contract, we’ll run a two-hour working session at your site with key people from your team and ours to work out what you want and expect from us and the specific needs of your building. We call this a ‘maintenance blueprint’ and it’s a key part of our approach.
Building the right team
Our maintenance team for your building includes a dedicated engineer, or team of engineers, that are the right fit for you, supported by an experienced operations management and administration team back in the office. This might include transferring your existing resident engineers over to our team. We’re experts at managing the intricacies of the TUPE process, meaning you can keep your existing team and minimise disruption to the building’s maintenance.
We take training seriously at Hemlow. All our engineers, including those who’ve joined us via TUPE, undergo continuous professional development to keep their skills sharp and their knowledge up-to-date. As well as making sure that all our engineers are supported to grow their careers and stay with us – giving you consistency – we also have a contingency plan in place should an engineer leave to make sure the building knowledge doesn’t leave with them.

Understanding your building
It’s not just about getting the right people in place. A successful resident contract also means understanding and working with your existing site equipment. At the beginning of each contract, we’ll carry out a condition report so we have a good knowledge of the site equipment and how we can work with it most efficiently. It’s also an opportunity to understand your long-term ambitions for the building and how maintaining or upgrading equipment can support with that.
